Watermere at Southlake is an approximately 67-acre master-planned, luxury gated community for those 55 years and older. The community includes several lakes, numerous walking trails and a number of onsite amenities including a state-of-the-art fitness center, multiple restaurants and a day spa. Surrounded by a profusion of lushly landscaped common areas, the community features homes for every stage of senior life with a lavish 35,000-square-foot clubhouse at the center of it all. 

B&N has provided a variety of services for this development since the project first began. The project has been moving toward completion over the course of multiple design phases, with each phase focused on a different section of the community. B&N has been involved in the various phases including the independent living, assisted living, and memory care facilities within the community. Due to the high number of stakeholders and moving pieces involved in this project, B&N has developed relationships and worked closely with the local municipalities, Planning and Zoning Commission and City Council, neighboring housing developments and community, and the Texas Department of Transportation (TxDOT). By acting as a liaison between all the involved stakeholders, B&N has helped bridge the relationship between parties to ensure each phase of the project is approved and completed successfully.

B&N’s work on the multi-phase project includes:

  • Site feasibility studies
  • Representation at Southlake Program for the Involvement of Neighborhood (SPIN) meetings, a forum for community members to discuss proposed developments 
  • Representation at Planning and Zoning Commission and City Council meetings
  • Land planning and re-zoning, including unit additions and reductions throughout the different project phases
  • Preliminary plans and preliminary platting
  • TxDOT turn lane plans and permitting and roadway designs that incorporate s-curves and traffic calming measures
  • Final construction plans including major drainage design and retention/detention system studies
  • Construction administration services
