Burgess & Niple is providing civil engineering and surveying services for the multi-phased Innsbrook Office Park in Henrico County, Virginia. This 630-acre, mixed-use development includes office and retail space, apartment units, and a hotel. Designated as an Urban Development Area (UDA), Innsbrook and the surrounding areas are being redeveloped under the Urban Mixed Use designation on the Henrico County Comprehensive Plan.
B&N provided rezoning assistance, master planning, and initial layout for the first phase of the project. B&N also developed a comprehensive stormwater management plan to grandfather the entire office park site under pre-2014 Virginia stormwater regulations. Utilization of five existing lakes within Innsbrook will allow the redevelopment to be completed much more efficiently.
The Master Plan proposes a total of 2.32 million square feet (sf) of floor area for the entire 110-parcel development. The first phase is on a 39.5-acre site, and consists of two separate two-story retail/office buildings with 42,000 sf; a twelve-story, 190,000 sf office building/parking garage with 533 parking spaces; a four-story, 175,200 sf, 156-unit apartment building; and other infrastructure including roads, sidewalks, utilities, storm drainage, and site lighting.
