B&N provided civil engineering and surveying services for Arboretum Way Apartments located in Newport News, Virginia. Services included design of parking facilities, stormwater management, sanitary sewer, and water system improvements on approximately seven acres of land for this 143-unit apartment complex.

The client, Birkshire Residential Development, LLC, wanted to maximize the number of apartment units on the seven-acre site. The project presented a unique challenge when wetlands were discovered on the property. The wetlands reduced the usable site area to approximately 5.5 acres and eliminated any space for surface stormwater management. To meet this challenge, B&N designed an underground stormwater detention system that consisted of 1,800-linear feet of 36-inch pipe to maintain peak discharge rates at pre-development conditions.

Services provided by B&N included:

  • Master planning
  • Engineering site design
  • Underground stormwater detention
  • Topographic and boundary survey
  • Traffic study
  • Photometric plan for site lighting
  • Construction administration support
